IMPORTANT STATEMENT FROM DORCHESTER ABOUT REFURBISHMENT PLANS FOR THE BUNGALOWS
It has been brought to Dorchester’s attention by the Residents’ Association that there are some queries regarding the properties on Gordon Road, which recently have been advertised for rent via Right Move. Our understanding is that residents are confused as to why these properties are being re-advertised for new tenants when they are the next to be refurbished in accordance with the bungalow phasing plan that has previously been circulated.
As has been communicated by both Dorchester and Heyford Regeneration previously, Dorchester are not in line with the refurbishment dates that are depicted on the phasing plan, meaning the refurbishment timeline for all of the bungalows on site has slipped back. One of the reasons why no refurbishment work is yet to begin on these properties in phase 2 is because Dorchester are currently investigating whether a different refurbishment specification would be more appropriate on the south side of Camp Road, as well as whether there are options to complete the refurbishment whilst tenants are “in situ”, rather than having to move tenants in order to complete the entirety of the refurbishment at once.
For instance, we are exploring an option where the external refurbishment of the bungalow is completed first across the entirety of the site, which would allow for tenants to remain in their property for longer. Then, once all external refurbishments are complete, we would look to undertake the internal works. This would also provide a benefit in the sense it would allow for a greater proportion of affordable houses to be build complete by the time the internal works are due to begin, allowing tenants to move into their affordable Heyford Regeneration home at the first instance, rather than moving twice.
As I am sure you can appreciate, Dorchester will need to take some time to consider the logistics of these options before a firm decision can be made, but we will endeavour to inform all residents of both the new specification and the new timescales once we have the information to do so. During this pause, understandably we have decided to re-let these homes in order to ensure they stay in an occupiable condition.
In the meantime, it has been communicated to us by Heyford Regeneration that they will continue to use the current bungalow refurbishment phasing plan to offer priority for the affordable housing that has been delivered, and is due to be delivered over the next couple of months. I understand that Heyford Regeneration will also be looking to pass on a statement to the Residents’ Association regarding how any new plans of the bungalows could affect the Local Lettings Plan, and how they may prioritise for the affordable homes in the future.
Once again, I apologise that we do not have all the answers for you right now, but hopefully many of you will feel reassured that you will be able to remain in your current properties for longer than originally anticipated.
